Paving on the East Bank of the Pearl
Asphalt paving in Pearl means working on some of the lowest ground in the metro. The city sits on the east side of the Pearl River, directly across from Jackson, at about 276 feet. Low, flat lots drain slowly, and slow drainage is what ruins asphalt: water lingers at the edges, softens the base, and the surface starts to crack and sink where it sits. On Pearl driveways we spend extra time on grade, making sure water has a clear path off the surface and away from the slab, even when there is very little natural fall to work with.
A younger city with older neighborhoods
Pearl was settled in 1825 but did not incorporate until June 29, 1973, after the Mississippi Supreme Court ordered it. It already had 18,602 residents by 1980, so many neighborhoods predate the city government. The 2020 census counted 27,115 people and 11,697 housing units. Driveways in the older sections have often been patched several times; at some point the patches outnumber the original pavement. We will tell you honestly when another patch is worth doing and when the money is better spent on a new surface.
The Highway 80 corridor
U.S. 80 is Pearl's main corridor, and the city is also crossed by I-20, I-55, U.S. 49, Lakeland Drive (Highway 25) and Highway 475. That adds up to a lot of retail, restaurants and service businesses with small, hard-working lots. The Outlets of Mississippi alone cover about 315,000 square feet. For commercial owners, we repair failed spots at entrances and drive lanes, seal cracks, sealcoat and restripe, and schedule in sections so customers can still park. Driveways and entrances that connect to a state highway also need an MDOT connection permit, which we factor in.
New roads and new traffic
The West Rankin Parkway opened in November 2025, connecting Highway 80 in Pearl to Flowood Drive in Flowood. Trustmark Park, opened in 2005, draws crowds for baseball, and the airport sits nearby in Rankin County. New routes change where traffic goes. Lots that used to be quiet can suddenly see more turns and more delivery trucks, and the asphalt shows it first at the entrance. If your lot is near a new route, it is worth having the entrances checked before small cracks turn into potholes.
Game nights and event lots
Trustmark Park hosts baseball crowds, and the 2026 Governor's Cup drew a sellout of 8,223 fans. Businesses and churches near busy venues often end up absorbing overflow parking, with cars on the edges and the grass beside the asphalt. If your lot regularly fills past capacity, it is worth talking about where to add paved spaces, how to define edges so cars stop chewing them up, and restriping to fit more cars in the space you already have.
Rankin County soil
Rankin County is one of the counties where the Clarion Ledger reports Yazoo clay deposits, the expansive soil behind many of the area's humps and dips. Combined with low ground, that makes base preparation the most important part of any Pearl job. We dig out soft spots, compact a stone base in lifts, and do not pave over a subgrade that is pumping water. Call (601) 708-8413 for a free estimate anywhere in Pearl.

Pearl Questions
Why does water sit on my Pearl driveway?
Many Pearl lots are low and flat. Over time the driveway settles and loses what little slope it had. Regrading the base before repaving gives water a path off the surface.
Do I need MDOT approval for a lot entrance on Highway 80?
A driveway or entrance that connects to a state-maintained highway needs an MDOT permit. If your project changes that connection, we include the permit step in the plan.
Can you patch potholes in a busy retail lot?
Yes. We cut out the failed area, rebuild the base if needed, and patch, usually in off-hours so the lot stays open.
