When an Overlay Makes Sense
Asphalt resurfacing, also called an overlay, puts a new layer of hot-mix asphalt over the existing pavement. It suits driveways and lots that are faded, rough and covered in surface cracks but still firm underfoot. HomeGuide estimates an overlay saves about 20 to 30 percent compared with full replacement. The catch is that an overlay only lasts as long as the base beneath it. Lay new asphalt over failed ground and the old cracks come right back through.
Good candidates and poor ones
Good: oxidized grey surfaces, scattered hairline and block cracks, minor raveling, and pavement that still drains. Poor: widespread alligator cracking, heaves and dips from clay movement, ruts in the wheel paths and areas that hold water. On Yazoo clay, the poor candidates are common, so we walk the whole surface before recommending an overlay. Often the right answer is a mix: cut out and rebuild the failed areas, then overlay the whole thing.
Prep is the job
Before the new layer goes down, failed spots are saw-cut and patched on a rebuilt base, cracks are cleaned and sealed, and the surface is swept and coated with a tack coat so the new asphalt bonds to the old. At garage slabs, sidewalks and the street, we mill down the edges so the new surface ties in flush instead of leaving a lip. Milling is also used where an overlay would raise the pavement too close to a door threshold or block drainage.
How thick?
Thickness affects how long an overlay lasts. When Jackson resurfaced Robinson Road, 1.5 inches were milled off and 1.5 inches put back; the Mississippi Asphalt Pavement Association's spokesman said 2 to 3 inches would have been better, but funding was limited. For driveways and lots we quote the compacted overlay thickness in writing so you can compare bids on the same terms.
Drainage check
An overlay raises the surface. We check that water will still flow toward drains and away from buildings, and adjust the edges and transitions so the new pavement does not create new puddles.
Cost and life
HomeGuide lists driveway resurfacing at $3 to $7 per square foot. HomeAdvisor says parking lots typically need resurfacing every 15 to 20 years. Sealcoating a few months after the overlay cures helps it reach the long end of that range.
What Resurfacing Includes
The repairs and prep that make an overlay hold.
Base repairs
Failed and heaved areas cut out and rebuilt before overlay.
Crack sealing
Cracks cleaned and sealed so they reflect through less.
Milling
Edges and transitions ground down so the new surface ties in flush.
Tack coat
Bonding coat sprayed on the old surface so the layers act as one.
Hot-mix overlay
New asphalt placed and rolled to the stated compacted thickness.

Typical Resurfacing Costs
| Item | Published national range |
|---|---|
| Driveway resurfacing (HomeGuide) | $3 to $7 per sq ft |
| Asphalt overlay, repair guide (HomeGuide) | $1 to $3 per sq ft |
| Savings vs. full replacement (HomeGuide) | About 20% to 30% |
| Saw-cut patch before overlay (HomeGuide) | $4 to $12 per sq ft |
| Remove and replace, for comparison (Angi) | $8 to $15 per sq ft |
National ranges from published cost guides; each builds its numbers differently. Prices around Jackson can differ, and Yazoo clay repair, removal, access and drainage work move the total. Your written estimate is the price. HomeGuide lists overlay pricing differently in its driveway and repair guides, which is why two ranges appear.
How It Works
1. Evaluation
We check the whole surface for base failure, heaves and drainage before recommending an overlay.
2. Written quote
Repairs, milling and overlay thickness each listed and priced.
3. Repairs and prep
Failed areas rebuilt, cracks sealed, edges milled, surface cleaned and tacked.
4. Overlay
New hot mix placed and compacted, transitions finished flush.
5. Care
Cure time and a sealcoat date given when the job is done.

Asphalt Resurfacing Questions
How long does an overlay last?
It depends on the base under it and the thickness. On a sound base, an overlay can last many years; HomeAdvisor says lots typically need resurfacing every 15 to 20 years. Over failed clay, it can crack in a season or two.
Is resurfacing cheaper than replacing?
Usually. HomeGuide estimates an overlay costs about 20 to 30 percent less than full replacement, because the old pavement stays as part of the structure.
Will the old cracks come back?
Cracks from a failed base will. Surface cracks are sealed first, and failed areas are cut out and rebuilt, which keeps most of them from reflecting through.
Will an overlay raise my driveway at the garage?
It would without milling. We grind down the asphalt at the garage, walks and street so the new surface meets them flush.
